Virtual Neighborhood Meeting: June 18, 2020, 6 p.m.
This is a virtual neighborhood meeting notice and invitation regarding a Site Development Plan (SDP) proposal in your area known as Greystone Villas. Greystone Villas is a proposed residential development by Adamo Homes located west of the intersection of S. Gilbert Street and Baldwin Ranch Road within the Town of Castle Rock. This is the second neighborhood meeting for this project. A previous neighborhood meeting regarding the SDP proposal
occurred on July 30, 2019. The purpose of this virtual neighborhood meeting is to share and obtain feedback on a revised SDP proposal for Greystone Villas. You may also access an electronic version of the vicinity map, site plan, architectural renderings, and photo simulations via this link:

At this point in time, the design team is preparing for our second SDP submittal to the Town of Castle Rock for their review. We are seeking neighborhood feedback prior to this submittal to the Town. 

Project Narrative
The proposal is for a 5-unit townhome development on approximately 1 acre, currently vacant land, located at 1101 South Gilbert Street. The site is currently zoned Planned Development (PD) and regulated by the Seller’s Landing Preliminary PUD Plan and Zoning Regulations. No changes to this zoning are proposed with this application.

This proposed development features a single 3 story, 5-unit townhome building with each unit having a two car garage. Two guest parking stalls, one being handicap, will be provided on site. The building’s material and colors will primarily consist of dark gray board and batten siding, light and dark beige lap siding, dark brown trim, and beige stone veneer. Overall, the building will be similar in layout and style as the Plum Creek Ridge Townhomes of the Plum Creek Ridge at Castle Rock Site Development Plan Amendment No.4, which is to the north of this proposed development. The Plum Creek Ridge Townhomes development is also owned and
developed by Adamo Homes. 

The project’s proposed landscape contains planting beds, a limited area of turf, cobble beds, and areas of native seed. The design features a mixture of deciduous and evergreen plants to help provide visual interest throughout the year. All proposed plants will have very low to low water use and will be selected from the Town of Castle Rock’s recommended plant list. Much of the existing landscape near Seller’s Gulch will be preserved.

The site contains part of Sellers Gulch and does not plan to adversely impact the natural feature or potential wildlife. Surrounding properties are expected to have minimal impact due to this development. The landscape for this SDP is in character to the recent development adjacent to the site. Care will be taken to preserve as much of the natural landscaping as possible, utilizing new landscaping to transition developed. Overall, this proposed development will provide infill to a vacant lot within the Town of Castle Rock, offer new housing opportunities to residents, and minimally impact natural features.

Changes to the project since our neighborhood meeting on July 30, 2019 include, but are not limited to, the following:

*  Reconfiguration of the detention structure/pond
*  Addition of a connecting walk between the guest parking and the site’s pedestrian access walk
*  Revisions to the proposed landscape

In general, much of the site’s design remains the same.

A project presentation will be made by the Developer, followed by an opportunity for questions and answers from the audience. To keep the meeting running smoothly, the following ground rules will be observed:
• All participants will automatically have their video/audio turned off upon entry to the meeting.
• Panelists, including Developer, Design Team, and Town staff, will have audio available to make the presentation and answer questions.
• Questions will be held until the end of the initial presentation by the Project Team.
• To ask a question (or make a comment), please use the "Raise Hand" function in Zoom. This is done by clicking on the "Participants" icon at the bottom of your screen, then clicking on the
"Raise Hand" button. To “Raise Hand” via phone dial *9 on the dial pad. Once the presentation concludes, the speaker will work down the list of raised hands in order and activate the user's audio one at a time to allow them to speak. You will also be able to use the chat feature to ask questions.
• Please be aware that there will be many attendees wanting to speak, so try to keep your comments focused and concise so that as many people as possible can participate in the limited meeting time.
• Please be aware that the meeting will be recorded to ensure an accurate record of comments and questions about the project.
